As the economy improves and so many new residents moving here every day, many potential sellers are asking themselves: How much can I potentially sell my house for? How much has the real estate market changed and how has it impacted the market value of my house?
There are many 3rd party websites (Zillow, Trulia, etc.) that claim to give you accurate values of you home. Unfortunately they typically are 10-20% off. A couple of main reasons for this are:
- 3rd party websites only have access to the price houses are listed for, not what they sell for in Texas. Only Realtors and appraisers with access to the Austin Multiple Listing Service can see what a home actually sold for. That information is not released to anyone else.
- 3rd party websites only use very general facts about your house to generate the value such as square footage, age and size of lot. If you just remodeled your kitchen or have wallpaper from the 1960’s, if your house backs to a freeway or quiet greenbelt, if your house has been immaculately cared for or worn down by 20 years of kids and pets, these affect the value of your home but are non-factors to 3rd party website valuations.
